The Senior Property Tax Analyst reports to the VP Property Tax and executes a wide variety of non-income tax processes at a division and corporate level; competently and efficiently performs work in accordance with professional standards; assists department management in the overall management of Property Taxes for the company including its two major classifications: Value Analysis / Appeal Possibilities and Tax Estimate Integrity. Duties and Responsibilities
Performs all aspects of property tax, including budgeting, planning, compliance, and preparing accurate work-papers to properly document and support tax process.
Reviews and analyzes property valuations and assists in the decision to pursue appeals where deemed necessary and cost effective.
Applies internal control concepts with tax accruals and identifies exposures resulting from ineffective or missing control practices.
Understands the financial, operational, and compliance risks which affect non-income taxes, demonstrates the ability to identify and appropriately dimension those risks, and formulates appropriate, practical and cost-effective recommendations.
Evaluates processes according to policies and procedures.
Reviews all tax bills prior to payment to ensure validity of expense submitted.
Prepares tax estimates for Acquisition Teams for potential investments as requested.
Partners with Acquisitions Team and corporate accountants on transactions in preparing closing tax proration and auditing prorations on final tax amounts.
Ensures that personal property returns are completed and timely filed for operating properties and provides assistance to regional and corporate overhead entities.
Assists in preparing tax appeal and accrual status reports.
Stays informed of general business/economic developments and their impact to the client.
Performs other related duties as assigned to meet the needs of the business.
Bachelor's degree and three to five years of experience in tax, finance and accounting required; or an equivalent combination of experience and education.
Direct experience in property tax preferred.
Knowledge, Skills, and Abilities
Demonstrable skill in applying principles and techniques in various aspects of non-income taxation.
Knowledge and clear understanding of appraisal and financial terms and usage.
Skill in critical thinking, analytics and problem solving.
Ability to work with limited instructions, yet know when to seek guidance.
Ability to prioritize work so resources are devoted to areas of highest risk.
Skill in effective time management; completes assignments within time constraints while handling multiple tasks.
Skill and ability to clearly and concisely communicate verbally and in writing.
Ability to acquire new job-related communication skills including appeal presentation and negotiation (post-hire).
Skill in interacting effectively with a wide variety of people and settings.
Proficiency with Yardi and Microsoft Office applications (Word, Excel, Outlook and PowerPoint).
