Construction Cost Advisory Project Manager (Eastern Time Zone Preferred)

CBRE is seeking a Construction Cost Advisory PM to conduct parameter take-offs and budget analysis for the purpose of supporting the Cost Advisory Group within the Construction Risk Management Division in producing cost reviews for new construction and renovation projects reviewed on behalf of construction lenders.
The purpose of this position is to support construction projects for clients, with direct accountability for project finance delivery.
This position can be remote, East Coast US preferred
ESSENTIAL DUTIES AND RESPONSIBILITIES
Conduct contract, architectural/engineering, budget, cost comparison and construction schedule analyses as a critical element of risk management underwriting for commercial new construction and renovation projects.
* Analysis will include review of documents and information provided by Developers, Contractors, and Subcontractors.
* Due diligence is performed on behalf of construction lender clients, including banks, private equity groups, insurance companies, hedge funds and other construction funding sources.
* Essential position within the CBRE Construction Risk Management team, reporting to the Managing Director, Cost Advisory Group.
Prepare cost analysis studies and coordinate with Project Managers for preparation of Construction Risk Assessment Reports.
Review contract drawings and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering best practices .
Analyze the Developer's direct and indirect cost budget including cost estimate back-up, performing parameter estimates, and review of supporting documentation submitted by the Developer, Contractor and Subcontractors.
Review and make relevant comments concerning the terms of the construction agreement and the submitted subcontracts, may need to review terms within architectural and engineering design agreements, building loan agreement as well as review both Contractor and Architect's qualification statements.
Other documentation that may need to be reviewed include construction and disbursement schedules, zoning approvals, certified surveys, building permits and approvals, utility company approval letters, soil and foundation engineering reports, and designer's certification of code and ADA compliance.
Data mining and Data entry as part of increasing and maintaining the construction cost database.
Occasionally review prepared Project Status Reports and recommend the release of construction funds.
Coordinate with Project Management team to review their breakdown of the Developer's direct and indirect cost budget including cost estimate back-up after performing parameter estimates, spot quantity take-offs and review of supporting documentation submitted by the Developer, contractor and subcontractors.
May eventually conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.

No formal supervisory responsibilities in this position. May provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.
