The Real Estate Loan Investments (RELI) team at Columbia Threadneedle Investments is looking for a Portfolio Analyst to handle assigned portfolio of complex commercial loans from the inception of the loan through maturity or payoff ensuring loans are within lender's guidelines and regulatory requirements and relationships with borrowers and external servicing partners.
Maintain system data for assigned loan portfolio. This includes set-up and continuous maintenance of loan data in the mortgage system to meet lender and regulatory requirements. Requesting and reviewing property operating statements and rent rolls and follow up with borrower and mortgage banker/servicer on any outstanding issues including vacancies, lease renewals, changes in debt service coverage, delinquencies, etc. Order and review annual property inspections. Pro-actively track all interest rate adjustments, calls and impending maturities.
Pay and analyze commercial real estate taxes to avoid any tax penalties and/or property liens. Maintain appropriate documentation to meet lender and borrower's requirements as proof of payment on each security. Work directly with borrower and taxing authority on payments of real estate taxes. Perform an annual escrow analysis to ensure proper funding of the tax escrow account.
Review and maintain evidence of proper insurance coverage in accordance with the loan documents and lender's requirements. Work directly with borrower and insurance agent to obtain the necessary documentation. Manage process and risk associated with any property insurance loss.
Prepare consent letters and necessary loan documentation including, but is not limited to, SNDAs, escrow agreements, condemnations/partial releases, secondary financing documentation, and handling misc. requests. Work directly with borrower, attorney, property manager, etc. to acquire any required documentation. Prepare payoff statements, release documents and UCC filings in accordance with state regulations and lender's requirements. Work with investment professionals in resolving any potential problems.
Manage executive relationships with the borrowers, mortgage bankers/servicers, property managers and underwriters maintaining a high-quality loan portfolio. Accurately maintain records of all loan servicing correspondence and documentation in the electronic imaging system.
Responsible for managing lockbox and other bank reporting including researching any issues or problems.
Assist in preparing loan applications and rate lock letter and transitioning of loan commitments to loan closing.
Assist with special projects and various department initiatives as assigned.
1-3 years of relevant experience
Associates degree or equivalent
Experience in commercial real estate lending/servicing is preferred
Excellent communication, analytical and problem-solving skills
Strong interpersonal skills with the ability to work with multiple teams and individuals at various levels
Ability to work independently in a fast-paced environment with strong attention to detail and high standards for accuracy while handling multiple demands
