Construction Cost Analyst
The Construction Analyst will support the Construction Department, preparing construction draws, rehab contracts, and billing/invoicing for all multi-family type properties for both internal and third-party clients.
Essential Duties & Responsibilities
Prepare multiple draws and requests for payment.
Ensure proper and timely filing of draws to Owners.
Review and verify contractor s insurance certification via RealPage Vendor Credentialing (fka Compliance Depot).
Prepare AIA Contract documents as designed by VP-Construction Management. Create Change Orders.
Store, secure, and retrieve Draw requests, Invoices, Change Orders, and Contracts per rehab property.
Prepare Lien releases.
Prepare Due Diligence walk sheets and create a summary sheet. Participate occasionally in the Due Diligence process.
Track all rehab construction costs for rehab properties. Monitor and track purchase orders, verify invoices' accuracy, and code invoices to proper cost code.
Report on rehab project budget and actual costs. Provide detailed analysis of expense variances to project budget. Prepare cost analyses.
Provide detailed forecasts of remaining rehab construction costs and variances to budget.
Report current and forecasted budgetary discrepancies to management for review.
Prepare financial statements and bank reconciliations for rehab properties. Analyze the accuracy of rehab property s financial data to ensure internal/external audit compliance. Maintain records of all financial data required for audits and tax purposes.
Develop and maintain strong relationships with vendors and suppliers.
Participate in special projects as they arise.
Education & Experience
Bachelor's degree in accounting, finance, or related field.
Minimum of 3 years of relevant work experience.
Strong knowledge of Microsoft Excel. Basic knowledge of Microsoft Word and Adobe.
Ability to work in a fast-paced environment with multiple projects.
Meticulous attention to detail and high level of accuracy, highly organized, able to multi-task, and self-motivated.
Excellent problem-solving, decision-making, analytical, and organizational skills.
Excellent verbal, written, and interpersonal communication skills.
Experience establishing and maintaining project budgets.
