Internship Description
Property Management (UPC)
Accompany management on property inspections with various vendors such as janitorial and landscape contractors
Field Tenant and Vendor calls related to building operations
Introduction to Service Contracts
Certificate of Insurance tracking for Tenants and Vendors
Review monthly financial reports/learn how to read and interpret the income statement
Lease Term Review/Lease Abstracts
Review a Property Budget
Tour the “Back of the House” of an office building
Introduction to capital project coordination
Asset Management
During the candidate’s time internship, s/he will participate in a 2-week rotational program through the property’s Institutional Owner, ASB Real Estate Investments (ASB). This two-week rotation will be located at ASB’s headquarters in Palo Alto, CA and will expose the candidate through the Owner’s Capital Investments Group, Client Service team and Portfolio Management team with the aim of experiencing all aspects of investment and asset management and the Company’s culture.
Contribute to asset management activities on Owner’s broader portfolio including office, industrial, self-storage, residential, and retail assets. Participate in lease update meetings, property management communications, capital expenditure projects, budgeting and appraisal efforts, and other operational activities associated with management of real estate assets.
Participate in acquisition activities, as available, including initial review of target acquisitions, due diligence efforts, market reviews and broker discussions, preparation and presentation of investment memorandums, and other efforts supporting acquisition and underwriting of investment opportunities.
Observe research meetings where deliverables are discussed and developed covering sector insights, market screens and target investment theses.
Partake in critical meetings specific to fund operations including acquisition and leasing pipeline, as well as cash and liquidity planning.
Participate in investment consultant and client updates covering fund performance, investment dynamics and market outlook.
Shadow members on client calls and aid in responding to client information requests.
Currently majoring in Business or Real Estate with experience and a focus on analytics
Proficiency with Microsoft Office Suite

Physical Requirements
