Millman Search Group has been retained to exclusively identify qualified candidates for an Executive Vice President/Chief Operating Officer role with a highly successful and expanding commercial real estate development company in SE Florida. The Company provides asset management, acquisition, redevelopment, leasing, property management, and construction management services primarily to affiliate-owned properties as well as a limited number of related third parties. They currently oversee approximately 3,000,000 square feet of commercial space and 1,500 residential units in the eastern half of the United States.
The Company’s goal is to combine national expertise and local knowledge to deliver favorable results for merchants and property owners. Their investor base has come to rely on the company, and its principal owner, for diligent effort, transparent communication, and attractive returns on their investments. The employees, many of whom have been with the company for much of both their career and the company’s 20+ years of operations, rely on the company’s leadership for guidance, growth, and stability.
The Company has a newly created position for Chief Operating Officer/Executive Vice President in SE Florida.
This position will report directly to the President/Chairman of the Board and will be a crucial part of the organization.
This position will represent the company to the marketplace and, over time, to its investors.
The company’s senior leadership will report directly to the holder of this new position.
This position will oversee a tight-knit staff.
The ideal candidate will be a resourceful problem-solver and team player who thrives in a challenging and dynamic work environment with high expectations. They will think out of the box and be a driver for results. They must have a history of effective negotiation in multiple fields. They must have the ability to remain calm and focused under pressure while still delivering excellent results.
The candidate will need to demonstrate their previous ability to create and foster a customer service culture throughout the organization and demonstrate the ability to foster cross-functional collaboration, inclusion, and integration for organization-wide success. Proven record of managing others through strategic execution and goal achievement. Ability to provide seamless integration and coordination of effort among departments, programs, and services. Reasonably tech-savvy and definitely fluent in financial analysis.
ACCOUNTABILITY and OBJECTIVES
Plans and directs the Real Estate organization’s Strategy, Objectives, Initiatives, and Policies in conjunction with the President.
Directs the operation and development of the team with an emphasis on maximizing the value of the existing real estate portfolio and collaborating to grow the portfolio through acquisitions, development, and value creation.
Ensures the Company has proper operational controls, procedures, and highly trained and talented professionals in place to effectively grow the organization and to ensure its ongoing financial strength.
SPECIFIC RESPONSIBILITIES
Will lead the organization to remain and expand its reputation as a “Best in Class” company in all areas.
Ensure consistent achievement of assigned goals including long-term attainable strategies including financial and operational goals.
Responsible for reviewing strategic plans and preparing an annual consolidated business plan for approval by the President.
Responsible for approving property level portfolio operating budgets.
Review and approve annual budgets for each of the areas of his / her responsibility.
Conduct budget reviews as appropriate for each area of responsibility.
Meet frequently with leadership to understand economic risks and opportunities.
Oversee all investment due diligence to ensure risks are identified and plans are in place to mitigate known risks.
Report to President on agreed upon schedule to review business environment, performance results, and course corrections.
Ambassador of company culture to all who interact with the Company.
REAL ESTATE
Ultimate responsibility for the Leadership, Growth and Success of the company’s Real Estate Business.
All asset management: including direct owned real estate as well as assets held in joint ventures.
Note that the retail portfolio may be an initial responsibility with multifamily added over time.
HUMAN RESOURCES
Responsible for all areas relating to Human Resources including:
Culture, policy and administration.
Compensation, benefits, and regulatory compliance.
Recommending additional staff and termination of any staff member to President.
FINANCE, ACCOUNTING, LEGAL & IT
Responsible for all areas as led by Finance:
Financial reporting, legal, & tax planning.
Information Technology.
Long-term financial planning.
Short-term cash management.
FINANCIAL and OPERATIONAL AUTHORITY
Short-term bonus payments (with approval of President).
Recommend changes to established company policies and procedures.
Corporate insurance programs.
Department operating budgets.
Approval for managing bank accounts (opening/closing), following loan and/or operational guidelines.
Approval for all internal controls and procedures to ensure a secure operating environment.
Litigation strategies with President’s approval.
EXPERIENCE AND PERSONAL ATTRIBUTES
Personal History:
15-20 years of senior-level experience working in an expanding capacity for a real estate company(ies) including management of a successful team.
Multidisciplinary exposure, experience, and increased responsibility over time.
Must possess impeccable integrity and a high degree of intellect.
Multiple years of membership and active participation in applicable professional associations such as ICSC.
Advanced degree preferred.
Professional Skills:
Expert written and verbal communicator; able to accurately, coherently and effectively convey messaging to investors and partners, lenders, employees, tenants and others.
Lease negotiation including reading and interpreting leases.
Property management and construction oversight.
Financial management.
Securing debt financing for portfolio properties.
