The Planning, Design, and Construction Office is looking for a committed, resourceful, and passionate Senior Project Manager (SPM) to join a lively, newly integrated, and expanding team in charge of all planning, design, and construction at Harvard Medical School. The successful candidate will oversee and manage all areas of the project, including design, bid, construction, commissioning, turnover, and closeout, as well as FF&E package creation, procurement, and installation.
This individual will have knowledge and experience with industry-standard/leading project management practices and delivery methods, such as traditional design bid build (DBB), CM at Risk (CMR with GMP), and Design Build (D/B), as well as the demonstrated ability to tailor these processes to specific situations. Must be capable of developing and maintaining project budgets and schedules, as well as planning and managing projects to meet deadlines and objectives. The SPM will have prior expertise in contract administration and project risk management in the construction industry.
Responsibilities include:
Working with end-user groups, stakeholders, and HMS Department representatives to understand project scope and expectations.
Working in a cross-functional capacity with the planning department to support the project delivery process (PDP).
Develop a project budget and schedule based on expectations consistent with the identified budget.
Constantly evaluate alternative design and construction solutions.
Soliciting and overseeing the selection process of A/E firms, consultants, and contractors in a manner that delivers high-quality, fiscally responsible solutions.
Overseeing the preparation of contract documents by A/E firms and associated AIA Contracts.
Coordinating design review input from various internal and external constituents.
Preparing RFQ and RFPs and scopes of work to solicit A/E and CM proposals.
Development of RFP, solicitation of contractor(s), bid package documentation, contractor walk-through, bid RFI's in partnership with A/E, complete detailed timeline, and project cost submission for internal approvals and/or submission to the University Capital Approval System (CAPS).
Attaining necessary approvals.
Reviewing and evaluating contractor and construction manager proposals and making awards to qualified contractors.
Overseeing and facilitating all permits and approvals necessary to accomplish the project. This includes local, state, University, and other approvals applicable to the specific project.
Completing applications, attending meetings, which in some cases occur outside of normal working hours, preparing presentations, and submitting answers to questions to the appropriate authority.
Construction administration oversight including, but not limited to, review of shop drawings, financials, and change orders.
Proper use of internal standards where applicable.
Managing construction consistent with budget and identifying both cost and timeline impact of Construction Change Orders, User Change Requests, and/or other unforeseen issues.
Responsible for issues that arise and take appropriate action to keep the project on schedule and budget.
Completing final budget reconciliation upon project completion, resolving all outstanding invoices, and analyzing project costs for use in future project planning/budget development.
Ensuring completion of project commissioning, punch list, and gathering of all closeout documentation, including testing reports and certifications.
Basic Qualifications
Bachelor's degree in architecture, engineering, construction management, building technology, or a related discipline with a minimum of 10 years of relevant experience.
Additional Qualifications and Skills
Strong knowledge of wet lab construction is highly preferred.
Experience as an owner's representative in a university setting or other large, diverse institutional setting with a minimum of 7 years of experience preferred.
Experience with lab building construction and renovations in new and aged facilities requiring coordination of utility and/or structural impacts to occupied research facilities.
Ability to manage multiple projects of varying sizes simultaneously.
Familiarity with A/V, MEP, HVAC, FA/FP, lighting, and control systems.
Strong problem-solving and decision-making skills. Familiarity with architectural, engineering, design, and construction best practices.
Excellent interpersonal skills.
Excellent verbal and written communication skills, including writing and delivering clear and effective reports and presentations to various audiences.
Working knowledge of standard office computer software (e.g., Excel, Word, PowerPoint, Microsoft Project, and Procore is a plus, etc.).
Physical Requirements
Must be able to climb stairs and ladders.

This position is based in Boston and some in-person on-campus work will be required, and flexible/remote work is an option. Any remote work must be performed in a state in which Harvard is registered to do business (CA*, CT, GA, IL, MA, MD, ME, NH, NJ, NY, RI, VA, VT, and WA).
